Business Challenge
Renovation of a 1970’s administration building including bringing this 172,000 square foot facility into compliance with ADA regulations. With occupancy over 1,000 people and several different tenants in the building, it was important to match individual tenant needs and maximize space for each. As the renovations will take place over a three-year timeframe, a phasing plan would need to be developed to allow the building to remain occupied and to minimize disruptions.

Results
Our team worked closely with the users of the facility to define the needs, wants and adjacencies of each of the groups and provided each with an efficient space plan to allow them to accomplish their current missions, as well as providing room for growth by providing Reconfigurable Interior Office Systems. Our interior designers, working with furniture manufacturers and the users, provided an on-site sample workstation for the end users to evaluate. Special attention was given to the 1976 International Style Architecture and the spectacular views of surrounding pine forest setting.
To accomplish compliance with ADA regulations, we designed a 1,600 square foot addition comprised of an ADA elevator and stairway that match the existing exterior. This addition provides a new, ADA compliant elevator system by means of constructing a tower that offers handicap access from the outside to each floor of Building 3700. It includes an emergency egress stairway, HVAC, and lighting modifications to each landing and to the existing roadway for handicap/cargo drop-off accessibility. Building areas include:
